At Wisconsin Land Surveying, we have been providing professional land surveying and construction staking services for over 20 years. Our team of experienced surveyors use the latest technology to ensure accurate and precise results.
Joe graduated from Michigan Technological University in February of 2000 with a B.S. in Civil Engineering. In December of 2001 he started the construction staking company, Superior Staking. With the addition of Andy Hunter in January of 2011, the company expanded its capabilities of also doing land surveying and became Wisconsin Land Surveying, Inc.
Andy has been land surveying since 2001 and has been a Licensed Wisconsin Professional Land Surveyor since 2007. He has an associate's degree in Civil Engineering Technology along with additional education in Land Law courses.
This survey takes your legal description from your property's deed and puts it on the ground where you can see and utilize it.
This is a visual representation of a project within the confines of the property often required by inspectors or zoning for things such as building a new home or putting an addition on your home.
This is a visual representation of the lay of the land and will show where water flows. This map will also include all natural and manmade features and their relationship to each other horizontally and vertically.
This survey is used in an effort to remove a structure or property from the flood plain, which is determined by FEMA. If the structure or property is found to be above the flood plain elevation, a LOMA application or elevation certificate can be submitted to FEMA to amend their map. This often results in the owner no longer needing costly flood insurance.
This survey is required when a new parcel is being created. It can also be required when landowners want to change their lot lines. A CSM requires various agency approvals and the process can be lengthy. We will help the client with applications and forms necessary for recording the map.
When a client wishes to designate their property as a condominium, they first draft Condominium Declarations with an attorney. We then provide a boundary survey and locate all of the structures. The plat (map) will show all of the restrictions that apply to the condos such as common areas.
This is required when a client wants to divide a parcel into 5 or more smaller parcels. We will work with the client and engineers to create a plan that follows state and local statutes and meets the client's goals.
We can provide a builder or developer with the staking of their entire site from start to finish. We coordinate with the general and subcontractors to efficiently stake all improvements including grading, buildings, utilities, pavement, and more. We have worked on everything from huge commercial warehouses to small, private residences.
This is typically used in the lending process for commercial real estate and must follow the guidelines established by the National Society of Professional Surveyors. This survey locates and plots anything that would be of interest to a title insurance company that may potentially be a red flag in a real estate transaction.
A legal description is the foundation for all things land related so who better to have draft your legal description than a Professional Land Surveyor?
Construction surveying services are an integral part of nearly every road project. WLS works hand in hand with the general contractor and other subcontractors on the job from the start of the job to the end. Our staking is used in nearly every aspect of the project from initial layout for the grading crew to pavement.

Having your property surveyed can eliminate many unnecessary problems that may arise in the future due to not knowing what you truly own. Building a fence, garage or driveway on your neighbor's property can be a costly mistake. An agreement with a neighbor on where the property lines are may not hold up in court. Being told by a relative or realtor that a fence post or utility pole is your lot corner is often incorrect. Having a licensed professional survey your land is the only way to know exactly where your lot lines are.
There are many variables that influence the cost to complete a land survey:
-Specific type of survey needed
-Existing surveys and maps near the property
-Terrain and accessibility
-Seasonal foliage and/or crops
-Availability and adequacy of land records
We are happy to provide a cost estimate once these factors are determined.
The length of time for a survey depends on the size and complexity of the property. We will provide an estimated timeline after we assess your needs.
